Could a new boiler help sell a home?Written by Jasper Cullen

Investing in a new boiler may be an advisable step, after it was revealed house prices are rising, which may mean Britons wish to do all they can to boost the value of their own home.

Recent research by the Land Registry has revealed that during September, the average house price stood at £158,377, which was an increase of 0.9 per cent over the course of the month.

Furthermore, Royal Institution of Chartered Surveyors figures have revealed that there has been a positive net balance of new buyer enquiries for the 11th month in a row.

And Russell Jervis, managing director of haart, has predicted that during the course of 2010, the average property price will increase by an average of five per cent.

"If more sellers gain confidence in the New Year we should see levels rising, maybe not to previous levels, but [to] a constant housing market with steady growth," he added.

Such news may inspire buyers to purchase a new boiler, as the Energy Saving Trust claims that over a third of potential buyers are put off by out-of-date central heating systems.

The group advises people planning to sell their home to invest in a highly efficient condensing boiler.
