'Check boiler works' when viewing rented property

Before they move into rented accommodation, tenants should first check that the
boiler is working, it has been claimed.
Graham Lane, who runs a relocation business, tells the Independent: "This is your one chance so don't be unduly polite. Look in the loft, check all storage cupboards, make sure taps,
radiators and the
boiler all work."
He adds that potential tenants should also ask to see any gas safety certificates so they can check that a
boiler service has been carried out in the last year and that the appliance does not pose a risk.
If there is a problem but a consumer still wants the property, they should ask their agent or landlord to rectify the issue, he notes.
Landlords have an obligation to ensure that at least one
central heating service is carried out every year.
This should be conducted by a properly qualified member of the Gas Safe Register, who will be able to advice if the
boiler needs to be replaced to improve the building's energy efficiency or if it could be at risk of fore, explosion or carbon monoxide leak.
